In general, you can usually stay for any number of nights, though over public holidays the minimum stay is 5 nights. The longer you stay the better the value, and for stays longer than one week, please ask for a quote. That said, the minimum price is the short break rate, which gives you up to 3 nights (or 2 nights and as long as you like on the last day, instead of the 11am checkout).

If the dates you want are free, the price is right and you'd like to book, please contact us to check that you and yours are totally clear about what we're offering you in this amazing place!

We've got a home-built wood-fired hot tub up and running! It's small and intimate - for 2 or 3 people - and out in the open air, so you can stargaze. It gets refilled anew for each arrival, so we’re offering you exclusive use of it as an optional extra for a supplement: guide prices are £65 for a short break, £85 for a week. This covers the half-day's labour needed to clean, refill and preheat the tub for your arrival, and the firewood it'll consume during your stay.

What about just 1 or 2 people? The coach house is wonderful - just a great feeling of calm and space. The house price applies; our costs, work and overheads are virtually the same as for a larger party of people.

What about more than 8 people ... ? There's a largeish flattish grassy area just by the house, which would be great for a bunch of kids camping, and there's a shower, loo and sink for them. Or friends could park a campervan on the hard standing. Either way, we'd charge just £15 per van/tent per night. Or if you want something we haven't mentioned, please contact us for a quote.

Dogs: if you plan to bring any dogs with you, we ask for £20 extra per stay for one or two dogs, £30 for three or four, to cover the extra deep-down cleaning needed.

If all members of your party travel on this visit by public transport we’ll give you a 5% discount on the price of your booking. The nearest mainline railway station, 8 miles away, is Liskeard, 90 mins west of Exeter. Then there's the delightful Looe Valley branch line; https://greatscenicrailways.co.uk/lines/looe-valley-line/ ; Looe station is 4 miles from us by road (we'll tell you of some local taxi companies) or a 2.5-mile walk by the (hilly!) coast path. (Buses in this remote area are intermittent, infrequent and unreliable -- and the nearest stop is 1.5 miles away from us.)

If all members of your party have cycled or walked here from home, or if you’re walking the Coast Path long-distance or are on a cycling holiday, or if you're all vegan , tell me when you book and we’ll give you a 10% discount (PS if you're all vegetarian/vegan, we'll give you 5% off.)

Deposit

Payment of 50% of the hire charge will confirm your reservation (or if your booking is within 6 weeks, the full payment is required to confirm it).

If your booking is more than six months away, we will offer you the option of paying 25% to confirm your booking and then paying the second 25% six months before your stay.

Balance

Please pay the 50% balance of the hire charge six weeks before the beginning of your holiday. (We’ll send you a reminder.)

When we have received that balance, we will send you some practical information about your lifestyle in the coach house, plus a map and directions to Windsworth.

NB If at any of the above stages your payment has not been made by the date it is due, we reserve the right to cancel your reservation, imposing the terms stated in 'Cancellation' below.

VAT

We do not charge VAT.

Arrival & Departure

Arrival time: 3 pm onwards

Departure time: by 12 noon.

Insurance

We strongly recommend that you take out holiday insurance for cancellation and curtailment, including cover relating to covid or any other infectious/contagious disease. The curtailment part is because if while you're here anyone in your party were to develop symptoms typical of Covid-19, we would ask your party to leave Windsworth straight away (just as if that person had any other infectious or contagious disease), thus giving us the extra time needed to clean and disinfect the house appropriately.

Cancellation

Please tell us as soon as possible.

If the cancellation is made 6 weeks or more before arrival you will lose the deposit you have paid, unless we find a replacement booking, in which case we will return your deposit minus our expenses.

After the 6-week point, refunds are calculated on a sliding scale (from 50% of the full price if the cancellation is just after the 6-week point, down to 0% of the full price on the planned arrival date). Our marketing and administrative expenses, and the cost of any price reduction for a last-minute booking, will be taken into account in the calculation of the refund.

Fires

Firewood is provided, plus firelighters, matches etc. There is a hatchet for you to cut your own kindling, and we have provided written instructions for our woodburner range stove. This stove and the one in the sitting room are standard models, and we provide appropriate tools and oven gloves. We expect that you will take care of both yourselves and our house in the operation of the two stoves, and we take no liability for any injury that you may sustain in your use of them.

Electricity and heating

Electricity (12v) to power the lights and the fridge/freezer, and space heating/hot water (from the woodburners) are included in the hire charge.

Small children

We provide a toddler high chair (not suitable for babies), and loo seat, plus fireguards, but no other specialised kit for children

Dogs

You are very welcome to bring your well-behaved dog(s), subject to prior arrangement, provided you do not allow them on the beds or furniture. You may never leave a dog alone in the cottage while you are out.

We make a charge of £20 per stay for one or two dogs, £30 for three or four. We provide throws for you to put on the sofas, and we wash the throws after your departure. We do this to help protect future guests who may be allergic to dogs.

There are plenty of walks suitable for dogs and people, and paths and fields where you are welcome to exercise your dogs. NB As Windsworth is a farm with sheep and sometimes ponies, and it’s a private wildlife reserve too, you may not allow any dogs out on their own.

Exploring the house and the land

Our 70-odd acres are unmanicured Cornish countryside – woodland, pastures, coastal slopes, rough and rocky seashore – with sheep and (sometimes) ponies, and wildlife of all sorts (including insects, snakes, deer, foxes and badgers), steep slopes, hidden holes in the ground, nettles, thistles and thorn bushes, fragile old trees, barbed wire fences, high tides, waves etc.

But please note: while we take our responsibilities towards our guests’ health and safety very seriously and we’ll do our best to leap into action to help you if need be, we do expect you to take responsibility for yourself, and we don’t accept the blame for any accident, illness or injury you may sustain, indoors or out, while you’re here.

Phone, broadband, mobiles

Most mobiles work reasonably well at Windsworth, though to pick up a signal you may need to go outdoors. We have a mobile charging point in the coach house.

The wifi signal at the coach house is so low as to be unusable. In our own house, we have wifi via a landline with a very slow (8 mbps) connection. You’re welcome to use it if need be.

Data

Any data collected during the course of making bookings or dealing with enquiries is held in strict confidence. Your data will never be sold or given to anyone, except with your written permission.

General Terms

The person making the booking must be over 18 years of age at the time of booking confirmation.

UK law will govern the contract. The contract of hire is not effective until we have received the deposit. The contract will be subject to these booking conditions, and must be complied with.

If we have to cancel your booking in advance due to circumstances beyond our control such as fire, flood, exceptional weather conditions, epidemics, or destruction/damage to the property (force majeure), we will refund to you the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee, the proportion based on the proportion of the booking remaining. No additional compensation, expenses or costs will be payable.

No more than the maximum number of people stated in the website may occupy the house except with written permission from us. If this condition is not observed, we reserve the right to refuse admittance. No-one other than members of your party may use the facilities at Windsworth.

Windsworth, its employees and its representatives shall not be liable to you or your party for loss or damage to property however it may arise. You must take all necessary steps to protect and safeguard your personal property.

You are responsible for the house and are expected to take all reasonable care of the furniture, fittings and effects in or on the property. You must leave them in the same state of repair, and in the same clean and tidy condition, at the end of the rental period as at the beginning. You must not use the property for any dangerous, offensive, noxious, noisy, immoral activities, or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties.

Smoking is not allowed inside the house. You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, please contact us immediately to give us the chance to resolve it. We value you, and we want you to return.
